[00:00:23] My name is Sangeet Hemant Kumar. I've been in this business of real estate for the last 35 years I have been a real estate consultant I've done some good transactions, good deals. Then I moved on to be in a market year and
[00:00:37] Then I went into investment banking and for the last two or three years I realized that real estate requires some good content and now we are creating some content We're doing some live streaming and we create some good videos
[00:00:50] And this is my first podcast and hopefully very soon we'll start doing podcasting content with you guys Amazing amazing. Well, I'm honored to be hosting your first podcast So what's your experience been like at the Expo? Tell us a little bit about that
[00:01:06] Yeah, so well I happen to be a partner with CREDAI MCHI But over than that it's an amazing feeling We had the CM come in to inaugurate this Expo and we have a lot of masterclasses a lot of sessions It's a we made it more like a festival
[00:01:24] So it's a B2B and a B2C What I really understand and what I want to share with everyone here now is that they're Indian real estate and Mumbai real estate, which is one of the largest
[00:01:35] Markets for real estate is evolving. We're going through a transformation. We're going through a change So this is what's visible here The fact that we are having a podcast studio itself is you know A new one is being announced that the change has come
[00:01:50] We didn't hear anything before We didn't even see anything before We only read it before So we came to see it and now we're here to listen to it So this exhibition is actually a festival It's a celebration And today, I'm coming from the session
[00:02:09] We spoke about the life journey of a customer Five years six years ago We didn't know what a customer was The developer who made it was a seller Now he wasn't selling it So that's why they had to do all this This is an example
[00:02:26] And as we go ahead in the next over three years We're going to see a lot of change And this what we are seeing here Is you know the change has just started That's a very interesting point that you make
[00:02:37] But actually do you want to tell us a little bit more In your experience about how technology moving forward has changed the real estate industry Very interesting question Luckily I've been following technology I understand technology We are one of the largest consumer As a consumer base
[00:02:55] In terms of just giving you numbers after China So digitization as it is the Prime Minister of our country Is enabling it Technology is happening So that is now slowly coming into real estate So PropTech is the oldest adapter of technology
[00:03:12] But today we are seeing a lot of Platforms of PropTech are coming Which is going to make it easier For the developer to reach out and connect To the customer through AR and VR And lot of transparency is happening So you've got to also understand that perspective
[00:03:29] Earlier we used to give plans We didn't do what we used to say Now we have to do it because We have a watchguard on us whose name is Rera Media has become strong And now it is shifted to the consumer now Social media has become strong
[00:03:45] We have this podcast session here Nobody can censor this podcast You can ask me any question You can ask anyone any question It does not need any kind of censorship What do you ask If I answer it honestly
[00:03:59] That goes wherever you are going to be reaching out to That's the power of technology That's the power of social media And that's the power of consumerism now Absolutely, absolutely I just want to talk a little bit more about the Expo itself So are there any particular exhibits
[00:04:16] You find that provided something a little bit different That stood out to you at the Expo here today So now if you really ask me I said this is the second day And I said being part of this entire face
[00:04:28] Obviously I'll have a little different point of view But I'm very happy I'm very excited And I think a very good job has been done And as I said you share your podcast I'll share my videos And together we do some kind of research
[00:04:43] And analysis of what happened here So we can both be the sound The ear and the voice of this industry So yeah, because a lot of time When you are in front of the camera Some people will be very honest So we have
[00:04:57] So I've not seen the videos right now So let me come back and see There are some grievances Where the customers Or the channel partners or brokers have Or someone has said why this has not happened in the convention center
[00:05:10] So I said in Jio there is already a convention And we had to make a little difference here Again there's a lot of Weather has not been very favorable Water got spilled yesterday The effort is fantastic The result I believe is good
[00:05:26] I don't have the numbers right now But I think the change has happened Let's be part of the change And let's keep talking about the good things What's happening around The world is huge We're getting into a one trillion dollar industry Real estate is going to be
[00:05:42] Fueling the growth of this nation I am very, very Eat, breathe, drink, sleep real estate So you are going to be hearing all positive things about real estate And I think we need to give time For the developers to adapt For developers to change
[00:05:58] To understand that we are now From an investor driven Business model to an end user We don't have that professionals We don't have those kind of marketeers Let's give this industry some time And I can tell you You know I was just with the youth
[00:06:14] The young Kedai M.T.C.I committee members They're doing a fantastic job When you have youth coming in In anything it's going to bring in New ideas, new strategies And that's what's going to drive Indian real estate That's what's going to drive MMR
[00:06:31] And that's what's going to drive Again the pandemic has changed that right So we had Prashant from Lodha Before the pandemic it would have been We spoke about how expensive The tall buildings are I would love to stay on the highest Possible floor in Mumbai city
[00:06:47] But then I said No, let's wait And we want to get into the horizontal Space now So nice villa near the sea Near the river with some greenery A lot of noise pollution happening right So away from the noise Away from the hustle Bustle of the Mumbai city
[00:07:07] Somewhere around Somebody was selling A 29 lakh rupees villa With a swimming pool Go somewhere far Kind of enjoy a dip in the pool Have some fun And call you over for the weekend And have some single mall together Fantastic I'd love to take you up on that
