[00:00:22] Always a pleasure. Thank you for having me. Fantastic! So Akashak, you are hosting the event and you're the Master of Ceremonies. Why don't you tell us a little bit about yourself before we get talking about CREDAI MCHI?
[00:00:32] So firstly it's an honor to be their official host. I've been hosting for real estate for the past decade. I've interacted with a lot of developers and a lot of channel partners, you know as my work describes.
[00:00:44] So it's always good to be in touch with all the developers, you know, considering they come up with something new all the time. You will never see the same developer coming with the
[00:00:53] same concept again. So everything is unique and the best part is, you know, when you are the face of that event. So there's a lot riding on you but at the same time you get the appreciation,
[00:01:05] you get to know so many people at once and that's something which is, you know, amazing. Absolutely! And you know coming to this year's CREDAI MCHI Grand Property Expo, tell us what your experience has been like, you know, what have been the highlights for you so far?
[00:01:19] See the highlights for me is I am also a home buyer right? So it's time that I get a property for myself and when you travel to, when you come to a place like this,
[00:01:30] you are overwhelmed firstly because you have so many developers right under one roof and had it been for me I'm one of the laziest person that you can come across. For me to actually go to
[00:01:40] a place, speak to someone, get to know about the project, it's a task but when you come here, you know, you have the entire area yourself and here it's not just you interact with one particular developer, you can interact with multiple developers and everybody has
[00:01:54] something or the other to offer. Everybody is very choosy about the kind of homes that they want. Okay, I need to have a balcony but I don't need an extra bedroom, I need probably a space to do
[00:02:03] something more. So here you get everything under one roof so it's like a kid in a candy store, you just can't get enough of it. And is there anything that's caught your eye or anything you're looking forward to seeing here? So what really caught my eye was yesterday,
[00:02:16] the opening ceremony right? You know we've returned, we've come back after three years after the pandemic and the kind of response that we got in the morning with, we had our Honorable Chief Minister, Shri Aik Naachindeji, gracing the occasion and that entire paraphernalia
[00:02:30] that followed him, the kind of hu-ha people are excited, they were jumping around, there were all these changes. So it's good to know that you know we're getting back to where we were and that for me is the key highlight. We have two more days and there's
[00:02:43] going to be a lot more visitors pouring in. What would you recommend to them in terms of the events planned, the stalls here, what would you recommend to them to definitely not miss out on?
[00:02:52] The first and foremost thing is make sure that you're available on both the days because considering the grand scale it is very difficult for everyone to visit all the stalls, attend the conferences that are happening in a day. Right so since it's a weekend
[00:03:07] you'll be expecting a lot of people to come in, my suggestion would be take your time. It's not just you know a place that you go window shopping, it's not just a mall
[00:03:16] but I would want them to interact with developers you know because there are very big names and there are not so very big names here but you never know the not so very big name developers might
[00:03:27] give you exactly what you need. You might just miss them because okay we're just passing by you know okay looks nice. So my suggestion would be to make sure that you know stop at all these stalls, interact with them get to know what they are trying to pitch
[00:03:40] and tell them what you want and also the sessions that are planned for tomorrow are crazy. So even if you get time make sure that you attend at least one of those you know conferences. Okay so just two more questions that I have for you. You know just
[00:03:55] talking still about the visitors that are coming here. You're someone who's been exposed to the real estate world for a while now and you've met with developers, you understand how it works so let's say there's someone coming tomorrow and you know they've been
[00:04:07] thinking of investing in a home for the past six months and they're coming here what advice would you give them in terms of navigating it maybe what questions they can ask how do they go
[00:04:16] about it. First and foremost is if they are the end consumers it's a very different ballgame if they're investing it's a very different ballgame so if you're investing you can first
[00:04:27] and foremost you have to decide on what kind of property do you want. You want it to be one bedroom apartment, you want it to two-bedroom apartment and if it's only for future use
[00:04:37] then you know it's up to your choice but a lot of investors here they buy properties so that they can lease it out, they can rent it out and now the first and foremost thing is if you are
[00:04:46] investing just because you want to rent it out and have that extra income you know in the future you have to think of it as somebody's going to rent it what would they want right so I'm pretty
[00:04:55] sure you have a house where you were born and brought up so you're comfortable with the entire environment and when you go out to buy a house for yourself you look for certain factors
[00:05:03] that you've always wanted in your house. So when you go to the developer you first and foremost you should always ask is because considering majority of the people that come in you know follow some faith or the other for some people the direction my entry should be east
[00:05:16] the window should be facing west nothing on the south you can you should sit down with the developer get an idea as to what it is. Second is is it OC received is it under construction
[00:05:27] when will I get the possession what deals are they offering in terms of finance can I get a loan because what happens is you absolutely fall in love with that house okay
[00:05:36] you know I think I earn enough to buy this house but will I be getting a loan because for somebody who is like me I am not a salaried professional I'm a laborer so I work for a day I get paid
[00:05:47] for a day but then will the bank give me a loan is the question that they need to ask and even if they get the loan how much money do I have how much money am I supposed to pay upfront in
[00:05:56] the next 20 30 days because when you buy a house you have to pay a certain amount right now and then the next 20 days there's something known as balance amount one then balance amount two that
[00:06:06] comes up to around you know for a 60 70 lakh home comes up to around say 5 lakh rupees do you have that kind of money with you so that's something that you need to keep asking and they are the most
[00:06:18] sweetest people in the world you can ask them 100 questions they will sit down they'll answer you so make sure that you use all those hundred questions very very good advice thank you so
[00:06:26] much for that so on a lighted note before we wrap up what does your dream home look like the one that I have now so it took me around 30 years to get my own house and finally I did that
[00:06:38] I went to a lot of places you know saw a lot of houses but that one thing felt like home it was not a house for me the moment you entered the kind of the vibe that you get so it felt like home
[00:06:49] so for me I think that's perfect you can see the sunset right from my window from actually from my balcony from my master bedroom from the other bedroom we have like a clear sunset view
[00:07:00] it's airy it's breezy it's decently sized so it's and plus I have no neighbors so that's a boon fantastic thank you so much for chatting with us it was a pleasure always a pleasure thank you for having me
