[00:00:06] And we're back with another episode of the podcast from here at the CREDAI MCHI Grand Property Expo And here with us today, we have two more panelists Akash and Pranshu tell us a little bit about yourselves guys So I am Akash Bhavsai. I run a channel called Powertrain
[00:00:22] So the name of this channel is Powertrain But what we deal right now is an infrastructure economy and sometimes finance but the major chunk of our channel focuses on economy
[00:00:30] So we have been doing this for around five years two years full-time and we have garnered over a hundred million viewers Over reached over like 450,000 subscribers and that's what I've been doing full-time. My name is Pranshu I
[00:00:44] Run pixel do pixel do comm and we are into drone shoots. We majorly shoot all the real estate content through drones So creating beautiful visuals of the city. That's our job Great
[00:00:56] So is it your first time at this expo? Can you tell us a little bit about your experience? Did anything stand out to you for the expo? This is the first time I have been personally to like B2C type of conferences
[00:01:06] But this was very you could say much broader perspective in the real estate market Mostly what happens behind the scenes that we have explored right now We have not visited everything but the experience has been great. The panel was great Whatever we did till now was excellent
[00:01:22] So I visited one such expo ten years back when I was starting my business So I visited the textbook in terms of to find new clients and today I'm visiting as a panelist so that 10 year growth is like a growth. I can say
[00:01:37] so what to expose like this one provide the customer with in terms of decision-making power and Allowing them to make proper decisions when investing in real estate I think real history is such an industry that from an outer perspective
[00:01:52] It looks very simple, but it is much more complicated when it goes behind the scenes But somewhere consumer doesn't understand how complicated it can be So in this expo if you see the marketing people are there the people are there from the finance side
[00:02:05] The people are there from like literally materials stalls I saw which was selling different kind of thing That can be like installed at your place. So these complications once understood by the customer
[00:02:15] I think it can help them making better decisions and obviously one of the biggest things that a customer can achieve over here is The network they can build over here made by any way it would be developer made by other people in the industry
[00:02:26] That's I think a big takeover. Yes, I guess This provides more options to the home buyers because people like the big developers who have money most of the time We used to get see all those names only but the developers which are in the be category
[00:02:41] We really don't know their names. So this is one roof where everyone is under one roof And when we go through them like we see new names and we see new locations and new projects So I guess this is a very great platform
[00:02:53] So tell our listeners about an experience that stood out for you here at the expo today Just with Pranshu we were at a map my India stall and he works with drones And he has like a very broad knowledge about how this
[00:03:07] Presentation part of a sales process goes in so that was an wonderful experience. I had with him I also got to learn something new and I got a very sneak peek how that behind the scenes work technically in the technical terms
[00:03:18] So what are some of those things that consumers should think about before investing in real estate? first educate yourself Before asking for suggestions because I believe someone's suggestion can come with a positive Output but it might not be applicable to you as an individual
[00:03:33] So firstly make your own decisions first would be that second would be don't think emotionally a lot while taking decisions in real estate think with your brain more than your heart and third would be I Would say many a times it happens in real estate people
[00:03:50] Kind of overestimate how much their carpet is and they try to stretch it beyond just because of whatever it might be It might be marketing. It might be sales. It might be whatever
[00:03:59] But they should understand how to like remain in that so Prancho you in particular do a very interesting thing you do Drone shots and take footage of the city and photography Just want to ask you in particular actually what are some of the ways that
[00:04:15] Technology can move the real estate industry in India forward. I still feel like your previous question What new you saw? So I still think that there is a lot of scope in developing the digital assets right now
[00:04:28] What I am seeing is same what I saw some 10 years or five years back all those have like 2d renders Stendi's bigger TVs, but there is not much interactive content where a user can Themself go and explore the project. They need a salesperson to talk about the project
[00:04:43] But I'm expecting like the world has moved to some really fast like Dubai if you go You see plenty of new digital things. This is missing here And I think real estate should work on this aspect to grow more on the digital aspect or the interactive aspect
[00:04:56] Before I let you go just one final question. Can you tell me what your dream home looks like? Okay, I'll go first because this is like already very set in my mind So a little bit of backstory if that's fine
[00:05:08] So I used to live in an independent bungalow before I moved into a flat and I know the pros and cons of both So right now my dream home would be Individual plot owned like an freehold property. That's in an urban area. Okay
[00:05:23] There is this project by cosmos developers in Thanay. So any bungalow over there would be kind of my dream home right now So as a photographer we create visuals. So my requirement is I should be able to see the sunset and the sunrise
